EVICTION PROTECTION

In the unfortunate event that a tenant needs to be evicted from your rental, we will shield you from the stress and re-rent the property promptly.

When hiring LMA for your rental, the fee structure and our agreement with you is clearly defined.

Our management fee is 10% of the monthly rent during occupancy with a minimum of $100.

Our leasing commission is $495. This is charged each time a NEW tenant moves in to the home. This fee covers the administrative costs for marketing and leasing the property.

Our renewal fee is $195. This is charged each time your existing tenant renews for a new term and covers the cost of additional administrative requirements.

Upon commencement of the management agreement, we recommend that owners either provide a clear termite/moisture inspection of the home or agree that LMA may contract for an inspection/certification. Our region is prone to termite issues so we recommend this to as a preventative measure to protect your investment.

LMA requires a $300 maintenance escrow account to be established for each property. This $300 will be taken from your first month’s rent and held to cover miscellaneous small repairs for the home. Repairs exceeding $300 will be discussed in advance of action being taken, unless the repair constitutes an emergency. In this case, LMA will have the repair completed and inform the owner.
