A: No, we require only the deposit and first month’s rent prior to occupancy.

A: All applicants must be of legal age as the lease is a legally binding contract.

A: Yes, your deposit is fully refundable as long as all move out requirements of the lease are fully
completed.

A: Co-signers are only needed or considered if you do not meet our Tenant Selection Criteria. In addition,

Q: I want to get a pet. What do I do?
A: Pets must be approved and are at the owners’ discretion. Should the owner accept, additional deposit
and rent are collected.

Q: I want to move out, but my roommate wants to stay. What do I do?
A: The lease is drafted in both names and renewals require all signatures. Should you choose not to
renew and your tenant request to stay, they must qualify again on their own and must sign a new
lease.

Q: My lease expiration is coming and I want to move out. What do I do?
A: Both the lease and the Tenant Handbook give clear outlines of the move out procedure. 60 days notice
is required and you may give this notice via your tenant portal. Once notice is received, you will be
contacted by your PM and our Inspector for end of lease proceedings.

Q: Who is responsible for paying for repairs & maintenance requests?
A: Repairs are generally covered by the owner unless they are determined to be a tenant expense.
An example of a tenant expense would be for unclogging a shower drain due to hair or other items
clogging the drain.
